Permitted Development Guidelines
Permitted Development rights allow householders to improve and extend their homes without the need to apply for planning permission where that would be out of proportion with the impact of the works carried out.
Does a Pergola Solution outdoor living space need planning permission?
Our Pergola’s, Veranda’s and Winter Garden’s typically do not need Planning Permission, providing that these ‘Permitted Development’ guidelines are followed:
- The maximum depth, projection, of a single storey rear extension is 3.0 metres for an attached house and 4.0 metres for a detached house, and the maximum width of the proposed structure is no greater than the width of the dwelling house.
- When an extension that faces forward off either the principal elevation or side elevation that fronts a public highway, Planning Permission will have to be sought if the structure is closer to the public highway than the dwelling house. However, an extension that is categorised as a ‘porch’ will fall under Permitted Development.
- Extensions to the side of the dwelling house are only permitted to have a maximum height of 4.0 metres, and it’s width is no more than half of the original house. If the extension is within 2.0 metres of a boundary, the eaves are to be no greater than 3.0 metres.
- The maximum height of an extension on the rear of the dwelling house, cannot be greater than 4.0 metres. No more than 50% of the land around the ‘original house’ is covered by a previous extension.
Permitted development only applies to dwelling ‘houses’. Flats and maisonettes will always require Planning Permission in all situations.
Any property that is within a Conservation Area or has Listed Building Status will always require Planning Permission.
